The National Housing Agency (ANV) published the price report of Promoted Housing (former Social Housing), based on the information that arises from the sworn statements made by the companies responsible for the promoted projects.
The data for the moving year ending in April show that the average price of one bedroom homes during the last year mobile nationwide was $105,706. In units of two bedrooms was US$ 141,546and to three bedrooms the median value was $186,895. In the comparison with andl moving year to April 2021, the prices in dollars registered increases of 2% in the 1 and 2 bedroom modality, and 4% in those with three bedrooms.
Price per department
The report realizes that cannelloni registered the highest average price with US$ 2,062 per square meter built. He followed Montevideo with a price of US$1,995, Maldonado with US$1,855, Paysandú with US$1,382, Durazno with US$1,199 and Salto with US$1,177 complete the first places.
According to the ANV, in Cannelloni where there are fewer restrictions for marketingn after the last change in the regulation, the prices are explained “by the importance of Ciudad de la Costa within the projects of the department”. This locality explains 90% of the total number of commercialized units.
In the national average, when compared to the moving year ended April 2021, prices in dollars per built square meter grew 0.7%. In particular, Montevideo had an increase of 0.4%. And in Canelones, prices in dollars increased 11.1%. In Maldonado, a strong drop of 14.7% was observed, as in the rest of the interior departments, which registered drops in these values of 18% in dollars.
By neighborhood of Montevideo
Within Montevideo, the price per built square meter varies according to the neighborhood where the house is located. In the moving year closed in April, the highest price is observed in the Downtown neighborhood with US$ 2,361, and in second place, the Punta Gorda neighborhood with US$ 2,313. Parque Batlle is above US$2,200, while Palermo and Malvín exceed US$2,100. While, La Blanqueada, Prado, Unión, La Comercial and Larrañaga are slightly above US$2,000. Cordón, Aguada and Capurro remain slightly below the departmental average.
Total sales
In the historical record, Montevideo leads by far with 11,599 units sold (84.3% of the total). something more than 2,900 are located in the Cordón neighborhood.
The department of Canelones with 729 units sold and Maldonado with 720 units complete the podium. When comparing the incidence of each department, in the first quarter of 2022 Canelones surpassed Maldonado in declared sales for the first time. This is associated with the growing income of projects in Cuidad de la Costa and a stagnation in the city of Maldonado, according to the ANV report.
Between January and April there were 686 affidavits of home sales promoted nationwide15% more than in the first quarter of 2021.
