In a global trend, seek to get out of the city and seek an environment full of nature. The real estate developer Balsa & Asociados undertook the task of building a new neighborhood with a focus on developing a more sustainable life, as did Pilar de los Horneros and La Juana, the first two of this type by the firm. At kilometer 1.5 of the Camino de los Horneros, there will be Carlotta who comes to meet that demand for tranquility and enjoyment of green spaces, of clean air.
Carlotta has 560 lots –100 hectares–, 16 buildings and 10 hectares of lakes (four in total, where you can do water sports but not motor sports). “It is a neighborhood that is thought about the impact of the carbon footprint, so that it tends to zero. And not only in terms of construction, but also in the way of living. To encourage in the community a way of living that is more aware of the impact of the carbon footprint”, said Juan Balsa, General Director of Balsa & Asociados.
It has 10 hectares of lakes.
“It is a project that we have been working on for many years, and we are with all the desire,” he remarked. In a Friends & Family, in the first five hours 68 lots were sold, and so far there are already about 83 sold. “We are in a pre-sale stage and we are going to start the sale from January 1st,” explained Balsa. Lot prices range from US$140,000 to US$265,000.
The initiative walks in phases. Stage 1 and 2 correspond to this, to the sale of lots; 3, to the placement of apartments; this, starting in 2024. Construction will begin in March 2023. Total completion is expected by 2026. The investment reaches US$ 200 million; but if the construction of the houses is added (which go beyond apartment buildings and are paid for by the client), the investment would reach some US$600 million.
The complex “is going to have a lot of amenities, tennis court, soccer field, closed pool, open pool,” Balsa resumed. “All the lots are designed so that the energy is located in the best possible way, to optimize the use of solar energy. The use of solar panels will be promoted, as in our other neighborhoods, with financing for the purchase of clean energy,” she added.
In turn, there will be international certifications to build with the best interest rates and to access green loans.
Balsa acknowledged that this project “validates” that demand for nature, community, tranquility, to “enjoy green spaces and that children grow up breathing fresh air.” “That’s kind of the scheme. We have had a lot of people wanting to make that life change, willing to change that way and live in this environment,” she deepened.

Among the clients of Balsa & Asociados, there are between 10% and 15% foreigners, distributed among Argentines, Peruvians, Chileans, “some Canadian and some English”. “In general, more from Latin America than from other regions. The foreigner has more integrated this concept of living in the outskirts. He is more used to it. He doesn’t have as much problem of doing more kilometers and being located further away from work”, commented the general director of the firm.
Balsa wanted to underline that they are in the process of being certified to be a B company, which not only pursue economic profitability but also social and environmental results. “The projects we embark on contemplate this triple impact. Just as profitability is an important point, sustainability and that it does not have a negative impact on the carbon footprint for us is super important and is part of our statutes.
