During 2021, 2,543 land lease contracts were madewhich it involves an increase of 9% Over the previous year. The data, released by the Directorate of Agricultural Statistics (DIEA) of the Ministry of Livestock, Agriculture and Fisheries (MGAP), corresponds to the Statistical study Land pricewhich also revealed that the area leased last year exceeded 909 thousand hectares, remaining stable when compared to 2020.
The total amount of the operations was higher than US$ 122 millionwith a average price of US$ 134 per hectare per yearwith an important upward correction (25%) with respect to the average price of the contracts registered in 2020.
A better second half of the year
The different indicators increased in the second half of 2021: in the July-December semester, 1,337 contracts were signed, involving 474 thousand hectares and slightly more than US$73 million, with an average price of US$155/ha/year.
Increase in almost all items
There was evidence of an increase in the price of rents for all agricultural items, with the exception of forest rent, which decreased its price at a rate of 12% less compared to 2020.
The average prices of the rents for livestock, agricultural-livestock and rainfed agriculture were US$71, US$153 and US$324 per ha per year, respectively. These items accumulated almost 804 thousand hectares for an amount of US$ 108 million, representing 89% of the total amount traded in the period.
Compared to the year 2020, the leased area increased for livestock-rice, forestry, strict rice, dairy-livestock and agricultural-livestock destinations.
Due to its relevance, the fields for cattle ranching involved 55% of the area for the year – finding a decrease of 11% in reference to the previous year – with an average value of US$ 71 per hectare, equivalent to 5% more than the averages recorded in said exercise.
Based on what is indicated by a heat map associated with the patterns leased in the year, highlighting three areas: the center of Soriano with agricultural and agricultural-livestock income, the northwest of Río Negro focused on rainfed agriculture and the east of Treinta y Tres where the rice-livestock contracts stood out.

Demand in Paysandú, Soriano and Río Negro
The departments with the most leased area were, in order, Paysandú, Soriano and Río Negro, adding an area of 279,171 hectares (31% of the lease for the year), constituting 46% of the total amount.
Soriano, Colonia and Río Negro were the departments with the highest average rental prices (US$268, US$223 and US$214 per hectare in their order).
At the other extreme, the contracts that were agreed to at lower values corresponded to the department of Rivera with an average of US$ 57 per hectare per year.
The prices of the leases show a wide variation, notwithstanding this, the largest number of operations and leased area was observed in the section between US$50 and US$100 (associated with the cattle destination), which accumulated more than 356 thousand hectares. , which is equivalent to 39% of the total leased in 2021.

At the upper end of the scale, with operations for more than US$300 per hectare, the number of contracts tripled and the area operated multiplied by 3.5, going from 28,534 ha to 102,429 ha in the past year, with an increase in the average values that went from US$ 329/ha/year for 2020 to the current US$ 386/ha/year.
The largest number of operations was linked to two-year contracts, which concentrated almost 218 thousand hectares. It is important to highlight the increase for the second consecutive year in the area traded in medium-term contracts (between 4 and 5 years), which represented 26% of the area in 2021, slightly more than 235 thousand hectares. The latter were the ones that obtained the lowest average price US$ 114/ha/year, with a marked participation of livestock income followed by agricultural-livestock income, representing 51% and 25% respectively of the leased area for that term.

The results of 22 years of study
The Land Price series prepared with the current methodology has been published for 22 uninterrupted years (from January 2000 to December 2021), having registered during that period 47,400 lease contracts, over 16.8 million hectares and for a total amount somewhat higher than US$ 1,805 million. The average annual value of rents in that period reached US$107/ha/year, ranging between a minimum of US$24/ha/year for the year 2002 and a maximum of US$174/ha/year for the year 2014. .
