The National Index of Civil Construction (Sinapi) advanced 1.48% in July, which means a 0.17 percentage point decrease in relation to the one calculated in June: 1.65%. The accumulated from January to July is 9.11%, but in the last 12 months, it reached 14.07%. This percentage is slightly below the 14.53% registered in the immediately previous twelve months.
The data are part of the National System for Research on Costs and Indexes of Civil Construction (Sinapi) for July, released today (9), in Rio de Janeiro, by the Brazilian Institute of Geography and Statistics (IBGE).
The manager of Sinapi, Augusto Oliveira, explained that the second semester starts with the third highest index of the year. The influence, once again, is the rise in the two parts that compose it: material and labor.
The national cost of construction, per square meter, reached R$ 1,652.27 in July. Of this amount, BRL 987.88 corresponds to materials and BRL 664.39 to labor. In the previous month, the national cost had closed at R$ 1628.25.
In relation to June, the rate of the share of materials reached 1.38%, which means an increase of 0.19 percentage points. That month it had been at 1.19%. In comparison with the July 2021 index, which was 2.88%, there was a drop of 1.50 percentage points.
“The share of materials showed an increase in relation to the previous month. When compared to the July 2021 index, we have a significant drop”, said the manager.
He added that, despite the collective bargaining agreements signed in the period, the share of labor registered, in July, a variation of 1.62%, falling 0.73 percentage point in relation to June.
The materials accumulated a variation of 8.56% from January to July 2022 and 9.92% for labor. In 12 months they were 15.82% and 11.52%, respectively.
States
The highest rate among the states was recorded in Paraná. There, there was progress in the portion of materials and readjustment for professional categories, which contributed to the monthly variation of 5.18%.
The South region, where there were also professional category agreements in Rio Grande do Sul, was the one with the highest regional variation in July: 3.33%. In the North region, 0.85%, in the Northeast, 1.50%, in the Southeast, 1.05% and in the Midwest, 1.24%.
Regional costs per square meter reached R$ 1,622.08 in the North; R$ 1,546.52 in the Northeast; R$ 1,723.94 in the Southeast; BRL 1,717.01 in the South and BRL 1,658.26 in the Midwest.
“This month, Paraná stood out with the highest rate among the states. With Rio Grande do Sul showing the third highest rate of the month, the southern region registered the greatest variation in July”, observed Oliveira.
Purpose of Sinapi
The objective of the research, a joint production of IBGE and Caixa, is to produce monthly series of costs and indices for the housing sector, and also monthly series of median wages of labor and median prices of materials, machinery and equipment and construction services for the basic sanitation, infrastructure and housing sectors.
According to the IBGE, Sinapi’s statistics “are fundamental in the planning of investments, especially for the public sector. Prices and costs help in the preparation, analysis and evaluation of budgets, while the indices make it possible to update the amounts of expenses in contracts and budgets”.
