“We will be quick for investors who want to get to Ancón”

Ancón is getting ready to become a new development pole. In the regulatory field, how will the Municipality of Ancón facilitate private investment?

We have planned, for the metropolitan projects that are going to be installed in Ancón, that the municipality will be quick and agile in delivering construction and authorization permits. The permits that are urgently required will be express, very fast, so that investors who want to get to Ancón come as quickly and quickly as possible, because we have a large space and the best opportunities to make the investment safe in Ancon.

For example, how quickly will it be possible to obtain a construction license in Ancón?

We will evaluate the presentation of the project that has to go through the Urban Development area as soon as possible and ask for an opinion if necessary from the College of Engineers or the College of Architects. But, as I repeat again, according to the Single Text of Administrative Procedures (TUPA) of the District Municipality of Ancón, we should deliver the licenses that important projects need within a period of no more than 30 days.

What will be your policy to eliminate bureaucratic obstacles that are often inherited from other administrations?

At this moment, we are reorganizing the entire administrative procedure that the municipality has and I repeat that investment projects will not have any obstacles. Rather, what we have to do is open the space for any investor who wants to come to Ancón to process their authorization as soon as possible so that the project becomes a reality, which is what we want so much.

We learned that an example of the initiatives that the Municipality of Ancón has promoted, to promote economic development and the creation of job opportunities in the area, is the Riviera San Francisco Real Estate Project. What is the status of this project? Does it already have all its licenses?

This San Francisco project does have a license. Right now they are in a second stage of renewing or expanding the license for construction issues. That license was already given in the last administration and what we are doing is reactivating the license. In any case, if they are asking for the renewal, we have to deliver it to them under the conditions that the project has foreseen. As I repeat, from the municipality we want to guarantee that those who develop a real estate project or those who intend to invest in Ancón do so in the shortest possible time and that it is profitable, both for the investor and also for the municipality.

When does the municipality expect this San Francisco project to be inaugurated?

This project is actually private, so we do not decide when they will finish building it. The project they are developing is private and is on the south side of Playa Hermosa, and the timeframe they take depends on the investors. It will be up to us as a municipality to verify that the construction is carried out within the constructive scope, as stated in the technical file and in the authorizations that we have sent.

How investment-friendly will the municipality be with real estate projects like this?

We have done important work with Proinversión and also the Municipality of Metropolitan Lima has announced the creation of Parque Bicentenario, which is a multifamily project that would have to do with the construction of some 150,000 homes. This is going to enhance the Ancón district in any case, it is going to cause many to come to Ancón and be the next Anconeros in the following years. It will generate a virtuous circle because it would activate activities such as hardware stores, food stalls, the banking system, urban development, among other services. All this constructive movement is going to generate the same effect that there was a few years ago in Puente Piedra.

Many people will want to live in Ancón when the Port of Chancay operates. How many more real estate projects do you expect to license in the next 12 months?

Lima already has a municipal initiative for social housing. As a municipality we have space reserved for the Bicentennial Project, which is exclusively for residential use. There is even an area that is being expanded so that investors who want to come to Ancón can build multi-family buildings or homes of up to two floors, which is what we are looking for. There are about three projects in the pipeline.

What are those projects?

The first project is the one that the Municipality of Lima has, which is a multifamily project; The second project is the one that the Ministry of Housing, Construction and Sanitation (Housing) has on an area of ​​60 hectares; and, finally, the municipality is asking the Metropolitan Planning Institute (IMP) to enable an urban expansion zone, where we intend as a municipality and in agreement with Housing to generate space for at least 30,000 new homes.
