In a context where the value of the square meter has increased steadily, the report showed that the most affordable rentals are concentrated in peripheral areas of Santiago, without sacrificing connectivity or access to essential services.

According to the analysis, the communes with higher prices economic for rent are Puente Alto, Maipú and La Cisterna, which have established themselves as balanced alternatives between cost and quality of life. On average, unit rates vary between 0.21 and 0.23 UF per square meter, figures considerably lower than the metropolitan average of 0.262 UF/m². According to specialists, this makes these areas an attractive opportunity for those seeking housing stability without moving away from the urban center.
The study details that the communes with lower prices share certain key factors: good connection with the Metro network, access to urban highways and a growing offer of commercial services. Additionally, these areas have experienced an increase in multifamily projects, geared toward young renters or small families looking for long-term housing solutions. This trend reflects a change in the way of living in the city, where the balance between cost and connectivity becomes increasingly determining.
