The implementation of automated processes with technologies of information and communication is a reality and a need in the world.
With this constant of not being left behind, even traditional institutions such as notaries have made significant progress in the exercise of their functions. And it is that as these increase their use, it will modernize the sector, optimize procedures and reduce time and costs.

In the case of the real estate sector, the decision to digitize these processes was not only taken because it was at the forefront, it was also the result of inconsistencies with property titles.
“The only way to end corruption is to digitize the systems so that they do not manipulate the information, and it has been a commitment that in the last year we have been able to make in 180 notaries”, indicated Fernanda García, Superintendent of Notaries and Registry.
Sebastián Nogera, co-founder of Habi proptech in Colombia and promoter of the technology, was one of the actors who initially used the automation of this process.
“People need the notary to go to their house with digital deeds. It is an excellent process to transform the housing sector, which the Superintendence is betting on digitization”, explained Nogera.
The protech even has an online site on its platform. You can carry out the deed and all the parties sign right there.
“In the last year we have done around 100 digital deeds, mainly in Medellín. Our purpose with this is to make the processes simpler and safer“, said.
Currently the service has 190 digital notaries that remain in the Electronic Filing of Deeds (REL) repository to leave traceability and avoid intervention in the documents.
“These processes can reduce more than half the time to do any notarial paperwork,” said Garcia.

Despite this remarkable progress, still fhigh digitize the writing registration process. In this regard, García stated that active work is being done to allow notaries to upload the document to the system and it can be registered. This service hopes to be up and running by the month of May.
Other services
Notaries offer the early warning service that will allow people to receive information directly to their cell phone about all the movements with their property.
“You will receive a message with everything that happens with the asset. It has an annual cost of $12,500, if it has more than three properties it is $11,300”, highlighted the superintendent.
With this service, the owner will be able to know if the property was mortgaged, sold, alienated or if it has a precautionary measure.
