The sale of housing in Lima reaches record

The real estate market of Metropolitan Lima reached a record level in the second quarter of 2025, with 6,975 housing sold, according to the Peruvian Chamber of Construction (Capeco). The result represents a growth of 41% compared to the same period of 2024 and 6.7% compared to the previous quarter, consolidating seven consecutive increases since the third quarter of 2023.

If this trend is maintained, sales could border the 25,000 units at the end of the year, which would imply an increase of 18.4% compared to 2024 and would exceed the figures of the real estate boom cycle registered between 2011 and 2013.

Growth was reflected both in non -social home, with an interannual increase of 44%, as in the Mivivienda program, which advanced 41.6%. In contrast, the own ceiling program maintains a marginal presence in Lima, despite being oriented to cover most of the social demand.

More demanded

Capeco warned that the segment of greater demand for housing (whose value arrives between S/343,900 and S/450,000) showed a slight fall in sales due to normative restrictions and its exclusion from the social housing category. However, in most of the urban areas of Lima, the placements grew at two -digit rates compared to 2024.

By type of unit, housing up to 50 m² and intermediate ranges from 91 m² to 150 m² stand out. Although the market remains balanced, the lower supply of supply could generate upward pressures in prices, which today remain stable thanks to financing conditions and housing subsidy programs, according to Capeco.
