Parque Arauco announced the development of a new outlet Premium in Buin, consolidating its leadership in the commercial format. With an investment of US$26 million, this will be the company’s second outlet in the Metropolitan Region and the fifth in Chilicovering more than 11,000 m² of leasable area and a diverse commercial mix. Construction will begin in late 2025, with opening planned for mid-2027.
Strategically located at kilometer 37 of Route 5 South, before the Angostura toll, the project will have expedited access and is expected to attract residents from the south of Santiago and regions such as O’Higgins. The 44,000 m² land will include approximately 50 stores of various categories, services and restaurants, along with more than 500 parking spaces. In its mature stage, the outlet projects an annual NOI of US$2.7 million.
A format that responds to high demand
According to Andrés Torrealba, General Manager of Parque Arauco Division Chilithe decision to expand to the south of the Metropolitan Region reinforces its diversification and growth strategy. “We have been pioneers in the format outletwith successful assets in four regions of the country. “This project complements the geographical coverage of our outlet in Quilicura and responds to the high interest of attractive brands that trust Parque Arauco,” he noted.
The location of the outlet offers a significant area of influence, reaching more than 3.5 million people in the southern area of Santiago and those who transit or reside in neighboring regions. In addition, it is estimated that the area will experience significant urban development, which will further enhance the relevance of the project.
With this new shopping center, Parque Arauco reaffirms its commitment to innovation and regional expansion. The company already has four outlets in Chili and another four in Peru and Colombia, adding a total of nine assets of this type in Latin America. This new development in Buin promises to be a milestone in its positioning strategy in the outlets premium.
