The Secretary of Internal Trade of the Nation, Roberto Feletti, led a meeting on Wednesday with the purpose of agreeing on proposals to give a solution to the rental problem in all the country.
Representatives of tenants, real estate agents, urban developers, owners, civil society organizations and officials from various areas of the State related to the issue, among others, participated in the event.
Thus, The national government seeks to promote a solution to the difficulties encountered by tenants from the implementation of the current Rental Law and the annual increase in the amounts of the contracts, and which also generated discontent among the owners, to the point that ensures in the sector that the regulations contributed to the retraction of the number of units on offer in the market.
“We are going to generate a work table that creates the better conditions for tenants and ownerswithin the framework of the consensuses that arise”, said Feletti.
The secretary explained that “We are facing a problem, since there is a lack of housing supply and there is uncertainty for the tenants about the rental price.”

For Feletti, the current scenario is characterized by the fact that “The owner legitimately claims rent for his invested capital, the tenant cannot pay it and there is no stability or predictability in the continuity of the contract”.
Meeting participants agreed that there was agreement on the importance of creating the necessary conditions and mechanisms to produce an expansion of the supply of housing units for rent, especially with regard to existing homes, beyond new construction.
At the end of the meeting, the participants “also raised the need to continue working forward and together to find a concrete solution,” it was explained after the meeting.
In this sense, Feletti asked all the organizations and associations present to send their proposals as soon as possible.
“Once they are received by the Ministry of Internal Trade, we are going to process them, we are going to circulate them among all of them, we are going to communicate them to the Ministry of Territorial Development and Habitat, and then we are going to reconvene a meeting ”, he stated.
On the other hand, the official stressed that “once consensus is reached between the parties on the set of proposals to be implemented, the Secretariat will make them viable, working with the relevant authorities, always with the aim of increasing the number of homes and facilitating access to tenants and tenants”.
By way of closing, Feletti stressed that “it is necessary to achieve a greater insertion of the tenants, a higher level of housing and stability on the rental value, because currently housing represents a high percentage of income.”

In addition, the Undersecretary of Government and Institutional Relations of the Headquarters of the Cabinet of Ministers of the Nation, Sebastián Benítez Molas; the director of Coordination of Relations with the Community of the AFIP, Luis Desalvo; the coordinator of the Undersecretary of Habitat of the Province of Buenos Aires, Federico Kuledkjian; and the person in charge of the area of rents in the Ministry of Territorial Development and Habitat of the Nation, Facundo Di Filippo.
