The tourist entities, especially in the north of the country, were the regions where the housing prices had its highest appreciation during 2022, a year that stood out for the increased interest of foreigners, especially Americansto buy properties in the country, according to data from Federal Mortgage Society (SHF).
This development bank released the SHF Index of House Priceswhich recorded that during 2022 the average growth of housing at the national level was 8.9%, compared to its comparison with 2021.
“During 2022, the national average price was 1 million 535,000 pesos, what corresponds to house price half“, reported the development bank.
The growth in the home value registered in 2022 it was not seen since 2018, when there was an equal increase in its annual measurement; however, the fourth quarter of the previous year registered a record increase of 10.4% compared to a similar period in other years, according to SHF data.
In this context, the five states that had the greatest appreciation, in their annual measurement, during 2022 were:

According to SHF, during the past year, 16 states presented variations greater than the national average, which was 8.9%, while another 16 registered variations less than said indicator. Among the states where there was less growth were Durango (5.1%), the State of Mexico (6.1%), Oaxaca (6.7%), Tabasco and Zacatecas, with an annual growth of 7% in each state.
Regarding the municipalities, in what has been constant in recent months, the five that had the greatest increase in the housing prices during 2022 were:

“During 2022, compared to the same period in 2021, he SHF index registered in 35 municipalities appreciation rates above the national average and in 39 municipalities appreciation rates below it,” said the agency.
According to the SHF report, during the past year, 60% of the operations corresponded to used homes and 40% to new properties. The SHF Index of new housing presented a variation of 9.9% and that of used housing increased 8.1% during the past year.
SHF highlighted that the increase in home prices during 2022 it occurred in an environment where there was an inflation of 7.8% and the mortgage rate showed an average of 11.3%, according to data from Banco de México.
