Rental of beach houses would grow 25% in summer 2023: how much are the prices?

In the summer season of 2023, the beach house rental market would register a growth of 25% compared to the same season in 2022, which would respond to an increase in supply and demand in this segment, estimated the Chamber of Commerce of Lima (CCL).

Reservations for the rental of houses or apartments begin in October both for the New Year’s celebration and for the summer season, where potential clients, mainly from socioeconomic sectors B and C (segment A is generally the owner), are in the search for the best options”, highlighted Lucy Mier y Terán, president of the Real Estate sector of the CCL Services Guild.

He also considered that said market is going to accelerate its reactivation, as well as other sectors, now that the Government has agreed to lift the state of emergency decreed two and a half years ago due to the COVID-19 pandemic and with it all the restrictions at the country level.

Likewise, he said that the 2023 summer season will be hotter than in previous years, being a key factor in attracting more vacationers in a context where there will no longer be any more restrictions due to the pandemic.

In relation to rental prices, he indicated that they have already reached the levels of 2019, considering that the level of occupancy has already reached 100%.

In addition, the potential client is looking for properties with three bedrooms, including services, common and sports areas, swimming pool, etc. The requirement is that they be close to shopping centers, recreational spaces and other amenities.

Regarding the extension of the house or apartment for rent, the union indicated that it can fluctuate between 115 and 1,000 m². Meanwhile, monthly rentals for beach houses range from US$1,600 to US$8,000; for the entire season (approximately four months) it is US$15,000 on average.

In the case of apartment rentals, the monthly rent is US$2,500 on average and if it is weekly it is approximately US$750.

On the other hand, Lucy Mier y Terán specified that the beaches in the south of Lima will be the most valued in this summer season 2023, adding Paracas as an important offer.

This list includes the beaches of Punta Hermosa, San Pedro, Naplo, San Bartolo, Arica and Punta Negra. There are also the Pulpos, Santa María, Asia beaches and more. In relation to the beaches in the north of Lima, the Ancón beach, Paraíso, among others, stand out.
