The number of new residential units sold in the city of São Paulo in March reached 6,494 and was 36.4% higher than the total sold in the same month last year. In the 12-month period up to March, the 67,248 units sold represented an increase of 22.3% compared to the previous period, from April 2020 to March 2021, according to the Secovi-SP Survey of the Real Estate Market (PMI).
According to the data, the PSV (Global Sales Value) reached R$ 3.16 billion in the month, a result 66.4% higher than that of March 2021 (R$ 1.90 billion) – values deflated by the INCC-DI ( National Construction Cost Index), measured by Fundação Getulio Vargas, referring to March 2022. In 12 months, PSV totaled R$32.3 billion, 9.3% above the volume recorded in the same period in 2021.
The city of São Paulo ended March with 63,450 units available for sale, 51.7% more than in the third month of 2021 (41,837 units). This offer comprises properties in the plant, under construction and ready, launched in the last 36 months.
According to Secovi-SP, launches in March reached 6,869 residential units, a volume 96.4% higher than in March 2021, when 3,497 units were launched. In 12 months, from April 2021 to March 2022, launches in the capital of São Paulo totaled 86,061 units, a result 36.9% above the total verified in the same previous period.
The survey also indicated that two-bedroom properties had the highest volume of launches (3,798 units), sales (3,935 units), offer (34,171 units), PSV (R$ 1.170 billion), VGO (R$ 12 billion) and higher VSO (10.3%) – result of the 3,935 units sold in relation to the 38,106 properties offered.
Properties in the range of 30 m² and 45 m² of usable area also led in all indicators: sales (3,568 units), PSV (R$ 891.4 million), launches (3,193 units), supply (29,665 units), VGO ( R$ 7.9 billion) and higher VSO (10.7%).
When analyzing the price ranges, the units with values up to R$ 240 thousand registered the best sales indicators (2,736 units), launches (2,658 units), highest VSO (11.1%). Properties with prices above R$ 1.5 million led in PSV (R$ 915.4 million) and the highest VGO (R$ 12.3 billion). Properties in the range of R$240,000 to R$500,000 had the highest amount of supply (23,966 units).
