Santo Domingo East and North stand as the areas that concentrate most of the buildings under constructioncited in the Building Offer Registration (ROE), developed by various entities and headed by the National Statistics Office (ONE).
He report indicates that, of the 6,855 buildings registered in the urban area of the Metropolitan Region, 35.8% (2,452 works) are in Santo Domingo Este, a district that also registers the highest percentage distribution of works on plans, with 2.8%.
The ROE details that the remaining 64.2% of the works are distributed between Santo Domingo Norte (16.5%) and Santo Domingo de Guzmán (15.2%).
At the other end is San Antonio de Warwhich presents the minor concentration of registered works with 5.8% (179 buildings).
The survey, which seeks to determine the current situation of the constructive activity and characterize the offer of buildings in constructioncites the list of 20 neighborhoods with the most active works in the Metropolitan Region, headed by The Friars (Santo Domingo Este), followed by Villa Mella (Santo Domingo Norte) and Prado Oriental (Santo Domingo Este).
Sale or rent?
This year’s record cites that 78.7% of the works built are intended for own use or rental, showing a slight increase compared to last year’s survey, with a percentage of 77.4%.
The ROE registers a slight decrease in the case of works oriented solely for sales, going from 12.6% in the 2023 edition, to 11.6% in the report of this year. In the cases of buildings for both cases (own use/rental and sales) the percentage remains at 0.3%.
He report also points out that 49.6% of the works are intended for single family homes (houses), while 40.1% constitute multi-family housing (apartments), 9.3% are businesses and 1.4% are religious entities.
Price range
When analyzing the homes on offer, according to their price rangethe record shows that the majority of these buildings have a cost which ranges between RD$3,000,001 to RD$5,000,000. 37.6% of the homes are located in this range.
This is followed by homes with a cost between RD$8,000,001 and RD$15,000,000 (16.7%) and those with a price of RD$3 million or less, with 14.7%. In last place are buildings between RD$5,000,001 and RD$8,000,000. (10.8%).

He Building Offer Registration highlights that 61.4% of the works registered in the report they use the confined masonry-porticos as a system of constructionfollowed by the structural masonry with 26.2% and porticos with block tambourines (8.3%).
The survey indicates that 76.0% of the works use or will use reinforced concrete slabs for the mezzanines, and 75.5% will use the same material for the roof. 54.9% of the works will have porcelain ceramic floors.
The ROE was carried out in collaboration with the Dominican Association of Housing Builders and Developers (Acoprovi) and the Technological Institute of Santo Domingo (Intec).
