Minha Casa, Minha Vida is expected to hire 3 million homes by 2026

Government delivers almost 3 thousand homes in Imperatriz, in Maranhão

By the end of 2026, the government intends to finance 3 million units of Minha Casa, Minha Vida (MCMV), said this Monday (8) the Minister of Cities, Jader Filho. At a breakfast with journalists, he assured that there will be no shortage of resources for the housing program.

Jader highlighted that the program should end in 2025 with around 2 million homes with financing contracted since the beginning of Luiz Inácio Lula da Silva’s government. The contracting of 1 million units next year, he highlighted, is supported by a scenario of financial availability and growth in the construction sector.Minha Casa, Minha Vida is expected to hire 3 million homes by 2026

“Today we have the security to give the market that there will be no lack of resources in Minha Casa, Minha Vida. People can hire, companies can believe in the program that will not have any type of hiccup”, he said.

The minister informed that there is R$ 144.5 billion from Service Time Guarantee Fund (FGTS) for 2026, of which R$125 billion will be allocated to popular housing. There is also R$5.5 billion from the Budget intended to cover subsidies for urban Tier 1, still under analysis in Congress, and R$17 billion from the Caixa Econômica Federal fund also used to pay for the subsidies.

Correction of income ranges

Jader announced that the Minha Casa, Minha Vida income ranges will be updated at the beginning of 2026. Range 1, currently limited to families with an income of up to R$2,850, should include those earning approximately two minimum wages.

According to the minister, the change follows the evolution of the job market and the need to expand the reach of the program to families who are unable to access financing in the traditional system.

Impact on the economy

The MCMV, highlighted Jader Filho, has been showing a strong growth rate. In November, 80 thousand new financings were registered, above the monthly average of 60 thousand observed until October. One in every three hires has been directed to Track 1.

“The GDP [Produto Interno Bruto] The civil construction sector is driving the Brazilian economy, and the one who is driving the civil construction sector is Minha Casa, Minha Vida. In São Paulo, 67% of launches are from the program”, stated the minister.

The government projects to reach the end of 2026 with a monthly average of 80 thousand hires, supporting the sector and stimulating job creation.

Furthermore, Jader said that the program should expand the supply of units for the middle class, who currently find fewer options on the market. The goal is to reach 10 thousand hires for this segment by 2026, compared to the current 6 thousand.

Election calendar

Even with the restrictions imposed by the electoral calendar, Jader guaranteed that the pace of deliveries will not be affected. According to him, 60% of the units scheduled for 2026 will be ready in the first half of the year.

Next year should be the most robust in terms of deliveries under the current administration, with around 40 thousand units planned. Before the end of 2025, the government intends to deliver at least 2,000 homes in different regions of the country. The average period between contracting financing and completing the works, highlighted the Ministry of Cities, is 18 to 22 months.

The minister confirmed that he will leave his position by March 2026 to run for a position as federal deputy for Pará. He stated that the ministry team is prepared to guarantee continuity of the program during the electoral period.
