Monterrey, NL. It is a transportation company from the United States; which speaks a little about the trust it has towards Mexico to continue growing. It is a new investment, it is not an expansion,” clarified Sergio Reséndez.

This trend has affected the availability of corporate spaces, but there are cases of buildings that are being completed with sublease options; they are offices that are already equipped and furnished, the manager explained.

The demand for business centers, with flexible offices, is also growing significantly, which are a good option for entrepreneurs.

Furthermore, the return to the offices is a reality. “Most corporations have given that instruction because the infrastructure that employees have at home is not ideal. Establishing an office offers cost advantages and convenience for employees,” he said.

Challenges for occupying corporate spaces

Even though there is a recovery in offices, the sector is hard hit by increases in construction prices and increases in interest rates. It impacted many developers during the construction process, which has affected and delayed some of the projects, he added.

On the other hand, some developers who opted for the conversion of office spaces to build housing have faced the complexity involved in permits, authorizations, building parking spaces and, above all, having energy and drinking water infrastructure.

“I insist, we have already begun to return to the absorption levels that were traditionally had in Monterey which is positive because the square meters are beginning to be absorbed.”

“In 2025, new projects will come up for sale and rent, which will generate more available space in the market. Let’s hope that the construction of new offices continues to decrease so that the market and prices that have stopped since 2024 balance a little. fall, for now they hit the floor and it is expected that they will begin to recover,” the manager explained.
