The housing price went back in the second quarter of the year. According to information from the Central Reserve Bank (BCR), the weighted average of the medium -sized sales prices, per square meter in soles, diminished 3.3% if compared to the same period of 2024.
In this way, the cost was located at S/4,098, below the S/4,239 that was observed between April and June last year. On the other hand, the weighted average of the medium prices in current dollars increased by 1.4% compared to the previous quarter, and by 0.7% compared to the same quarter of 2024.
According to the BCR data, in Barranco, La Molina Miraflores, San Borja, San Isidro and Surco, the average price amounts to S/4,305, while, in Jesús María, Lince, Magdalena, Pueblo Libre, San Miguel and Surquillo, to S/3,742.

On the other hand, the information reveals that, to the second quarter of the year, the acquisition price of an department is equivalent to the income from 16.8 years of rent. This result is less than 17.1 years of what was registered between January and March 2025.
“The sale price ratio regarding admission by annual rental (PER) shows the number of years that a property would have to be rented to recover the purchase value. It is important to highlight that to build this ratio per district it is found that the properties considered in the calculation are comparable in terms of its location and extension,” said the BCR.
The data indicates that Barranco is the district with the highest annual rental price per square meter with US $ 144, followed by San Isidro with US $ 142, Miraflores with US $ 131 and Lince with US $ 128.
