Home construction increases 3.72% in 2025

At the end of the 2025the costs to build a home in the Dominican Republic registered a cumulative increase of 3.72%, a variation that reflects the gradual increase in the cost of inputs, materials construction and other associated components.

Last December, the Index of Direct Costs of Housing Construction (ICDV) – an indicator that evaluates each month how much it costs to build homes for one or several families – was 236.17 on average, 8.49 points above the 227.68 reached in the same period of 2024.

However, if one looks at the monthly variation of the index, this decreases 0.43 points compared to November 2025when it was positioned at 235.73, according to data published by the National Statistics Office (ONE).

Higher cost in the houses

When observing the data by type of housing, it can be seen that the direct costs were higher for the construction of houses last year.

In effect, the inputs associated with the single family homes of one level rose 4.36%, going from 232.10 in December 2024 to 242.41 in December 2024. 2025.

Meanwhile, the index of the single family homes of two levels stood at 238.18 at the end of the 2025an increase of 3.57% compared to the 229.97 registered in the same period of 2024.

In the case of buildings apartmentsthose with four levels reflected a year-on-year increase of 3.49% (from 224.4 to 232.3), while those with eight levels or more increased 3.45% last year (from 224.26 to 231.99), according to ONE reports.

They go down tools and materials

When breaking down the data by cost groups and subgroups in December of last year, a monthly variation negative both in the tools (-0.21%) as in the materials (-1.48%) compared to the same period in 2024, when they presented positive variations of 0.84% ​​and 0.40%, respectively.

Only from November to December 2025 were observed descents in components such as electrical miscellaneous (-24.10%), painting (-7.49%), blocks and others (-4.29%), wires, nails, zinc and others (-1.67%) and subcontracts for the completion of housing (-1.43%) in contrast to other cost subgroups such as cements and glues (5.12%), electrical accessories (1.95%), steel (1.92%), PVC pipes and parts (1.40%), as well as equipment and devices for hydrosanitary installations (0.64%).
