Caixa allows taking out more than one real estate financing

From this Tuesday (9), the Caixa Econômica Federal borrowers can re-take out more than one real estate loan using resources from the Brazilian Savings and Loan System (SBPE).Caixa allows taking out more than one real estate financing

THE rule has been suspended since November 2024 and was resumed to meet market demand and expand alternatives for families and investors.

With the change, Anyone who already has active housing financing with Caixa, including spouses, regardless of the marriage regime, is once again authorized to request a new housing loan through SBPE.

Operations carried out with SBPE resources have:

  • Update of the outstanding balance by TR;
  • Interest rates starting at 10.99% per year;
  • Payment term of up to 420 months.

Why the rule changed

In a note, the president of Caixa, Carlos Vieira, informed that the release of the new hire was possible after the easing the savings requirementone of the changes to real estate credit announced in October.

According to Vieira, the change increases the liquidity of the financial system and breathes life into real estate credit operations.

According to the bank’s president, the measure helps maintain the pace of concessions even in a scenario of reduced savings deposits.

Other recent measures

The reopening for multiple financing is part of a set of initiatives announced by the bank to stimulate the real estate market and expand access to housing.

Among them are:

Increase in the SFH ceiling
THE limit on the value of financeable properties increased from R$1.5 million to R$2.25 millionexpanding access for middle- and high-income families to credit with more advantageous conditions

Higher financing quota
The bank re-financed up to 80% of the value of the property in the Constant Amortization System (SAC) modality and up to 70% in the Price Table (constant installment), requiring a smaller down payment.

New line of credit for renovations
Launched in October 2025 within the Reforma Casa Brasil program, the line offers attractive rates. Caixa also starts to operate:

  • R$30 billion from the Social Fund for Minha Casa, Minha Vida (income up to R$9,600);
  • R$ 10 billion in its own line with SBPE resources for families with higher income.

On the bank’s website, it is possible to check eligibility and simulate the conditions.

Optimization of the savings reserve requirement
Regulatory changes by the Central Bank provide more stability to the sector and increase the SBPE budget forecast for 2026.

Credit participation

The main bank in the real estate market, Caixa has a 67.1% share in the sector. The bank’s real estate portfolio reached R$905 billion in the third quarter of 2025, an increase of 11.4% compared to the same period of the previous year.

Until September 2025, new contracts totaled R$174.4 billion.
