A Noite Building will be put on direct sale with a 25% discount

With no interest in the public tender held today (2), the building A Noite, former headquarters of Rádio Nacional in downtown Rio de Janeiro, will be put on direct sale with a 25% discount. The building will be offered for R$ 28.9 million on the 22nd, at 15:00, in the website SalesGov.

The notice will be published next Friday (9). From then on, all information about the property will be available at Portal SalesGov. The purchase order can only be made by an individual or legal entity with Login at the Portal Gov.br. The Secretariat for Coordination and Governance of Union Assets of the Ministry of Economy (SPU) will enter with the buyer within 15 calendar days after the request is registered.

Unlike the previous stages, with a competition in which the highest bidder took the lot, direct selling allows the purchase by the first interested party to present a valid proposal. This modality was regulated by a conciergeedited in June.

By regulation, any property can be offered by the direct sale modality after two unsuccessful bids. Auctions can be frustrated by the lack of interested parties, the submission of invalid bids or the disqualification of bidders.

This year, the A Noite building was offered for sale twice by the Property Acquisition Proposal, when any person, individual or legal entity, can submit proposals to purchase assets from the Union. In the first bid, on August 22, the session was even suspended after two bidders were disqualified due to lack of proof of payment of the security deposit.

At the time, the SPU set a deadline of eight working days for the documentation to be presented, but the interested parties did not send the information. In today’s auction, no interested party came forward.

During the 15-day period of analysis, SPU will verify the compliance of the negative certificates of the individual or legal entity and will begin the sale process. If the proposal is considered suitable, the agency will summon the buyer to pay the down payment, and then to sign the promissory purchase and sale agreement and other acts detailed in the Ordinance No. 5,343/2022.A Noite Building will be put on direct sale with a 25% discount

History

Opened in 1929, the historic building was the first skyscraper in Latin America. The title A Noite is a reference to the eponymous newspaper based in the place. The property also housed the pioneering Rádio Nacional, the National Institute of Industrial Property (Inpi), in addition to consulates. Currently, the building is unused, although it costs more than R$ 1 million a year to the Union with maintenance of elevators, security, fire brigade and concessionaire fees.

built in style art deco, the building – 22 floors and 102 meters high – was erected at a time when buildings in Rio de Janeiro had a maximum of six floors. The French architect Joseph Gire, also creator of the Copacabana Palace Hotel, and the Brazilian Elisário Bahiana participated in its project.

In 2013, the Instituto do Patrimônio Histórico e Artístico Nacional (Iphan) toppled the facade and architectural elements of the building, such as the spiral staircase. The buyer will have the obligation to revitalize the entire fallen part of the building.
