Property launches in the country totaled 57,028 units in the last mobile quarter, which covers November and December 2021 and January 2022, which resulted in a 42% increase in launches compared to the same period of the previous year. Over the last 12 months, ending in January, the increase is 30%, with a total of 160,184 new properties compared to the same previous period.
The data are from a survey carried out by the Brazilian Association of Real Estate Developers (ABRAINC) with 18 companies associated with the entity.
According to the information, 33,623 units were sold in the last mobile quarter, which represents a decrease of 7.0% in relation to the volume sold in the same previous period. In the last 12 months, 144,193 units were sold, 3.7% more than in the previous 12 months.
Net sales (sales volume excluding canceled units in the same period) fell by 7.3% in the last moving quarter and grew by 4.8% in the last 12 months.

Regarding the residential segments, 30,529 units of the Casa Verde Amarela (CVA) program were launched during the last mobile quarter, which represents a decrease of 5.3% in relation to the same period of the previous year. The segment’s launches totaled 92,410 in the last 12 months, which corresponds to a drop of 11.1% in relation to the volume sold by the segment in the previous 12 months.
According to the survey, comparatively, sales associated with the program in the last mobile quarter (24,177 units) fell by 18.7% in relation to the same period of the previous year, while, in the accumulated in 12 months, the volume sold under the program Brazilian housing total was 112,3711 units, slightly decreasing in relation to the sum of the result calculated in the previous period (-1.2%).
“The developments associated with the CVA maintained their representation between units launched (57.9%) and sold (79.4%) in the last 12 months, although the leadership continues to decline since 2020, reflecting obstacles on the supply side, such as the rules and limits that define the classification of properties in the program, the level of subsidies and the rise in the prices of construction inputs, and in demand, due to the fall in the average income of families, especially the poorest”, explained the associations.
In contrast to the negative results of the most popular segment of the domestic market, the number of mid-range and high-end properties launched in the last mobile quarter (26,493 units) represented an increase of 235.7% compared to the same period of the previous year, contributing to an increase of 250.5% in the last 12 months (67,299 units).
8,788 units were sold in the mobile quarter, which represents an increase of 46.4% compared to the same period in 2021, and 29,135 units were sold in the last 12 months, an increase of 26.8% compared to the previous 12 months.
“It is worth highlighting the performance of the mid- and high-end segment in terms of net sales, which grew 51.1% in the last moving quarter and 32.5% in the last 12 months, and in terms of cancellations-sales which retreated 2.9 percentage points in the last moving quarter and 3.8 percentage points, in the average of the last 12 months”, said Abrainc.
