Security and growth opportunities attract more foreigners to Puebla: AMPI

Puebla, Pue. Apartments and houseswith a value between 30 and 40% cheaper than what is offered in other cities in the country, security, economic development and opportunities for professional growth make Puebla an ideal place for the foreign market.

This was announced by the president of the Mexican Association of Real Estate Professionals (AMPI) Puebla section, Julio Javier Préstamo Ábrego.

He explained that 30 foreign families are arriving each month to invest, which is reflected in the increasing interest of real estate agencies or agents in placing ads on the Internet, where there is a greater chance of completing an operation.

Préstamo Ábrego indicated that the state’s security climate is attracting families, especially from the Mexico City and the State of Mexiconot only to live but to find job opportunities and so that their children can study due to the wide academic offerings.

He explained that, with a budget of 800,000 pesos, a suitable apartment can be found, when in the country’s capital they would need 50% more to access a space.

He commented that in the case of Puebla they have more than 5,000 sales ads and 5,000 for property rentals, which shows that it is an important place for the real estate sector, which is on the rise.

Search grows on the internet

He said that the search for a house or apartment is no longer through traditional media such as newspapers, since currently it is through the Internet and social networks that they find what they need.

He indicated that young people between 22 and 24 years old use mobile equipment to look for a space inside a building to rent, with an average monthly payment of 3,000 pesos. While, those aged 32 and older want to buy houses, so they have properties between 800,000 and 10 million pesos.

He highlighted that only three out of ten real estate professionals are certified, which is why he saw it as positive that Puebla has a law to regulate the sector and contribute to fair competition.

I point out that there are agents who are not duly accredited by any group such as the AMPI and they charge a 2% commission for the sale of a house, when the average is 5% for those who are recognized.

In this context, he considered that giving legal certainty to the clients with whom they engage in this activity helps to have more operations, but the example of what they do in other states to promote this type of legislation has not been followed.

He pointed out that it will help regulate the sector, because there are companies that operate illegally, since this can lead to owners and buyers carrying out operations without correct appraisals and unfair commercial operations, because there is no adequate negotiation process.
