FGTS Council raises ceiling for Minha Casa, Minha Vida properties

Low-income families will be able to finance more expensive properties through Minha Casa, Minha Vida. THE measure increases the ceiling to up to R$ 275 thousanddepending on the size of the municipality, and should benefit families in bands 1 and 2 of the programwhich cover, respectively, monthly incomes of up to R$2,850 and R$2,850 to R$4,700 in urban areas.

In rural areas, the adjustment reaches families with annual income of up to R$66 thousand.

The new financing limit varies depending on the size of the city:

  • Municipalities with more than 750 thousand inhabitants: from R$264 thousand to R$275 thousand;
  • Between 300 thousand and 750 thousand inhabitants: from R$250 thousand to R$270 thousand;
  • Between 100 thousand and 300 thousand inhabitants: from R$230 thousand to R$245 thousand.

In all, 263 municipalities will benefit from updated values. The decision was approved unanimously during a meeting of the Board of Trustees, which includes representatives from the government, workers and employers.

FGTS Budget

At the same meeting, the Council approved the FGTS financial, operational and economic budget for 2026, worth R$160.2 billionan increase of 5.4% compared to the current 2025 budget.

Of the total, R$144.5 billion will be allocated to housing, with R$125 billion aimed at popular housing. The basic sanitation and urban infrastructure sectors will receive R$8 billion each. Subsidies for low-income families will have R$12.5 billion in resources, a value higher than the R$12 billion forecast for 2025.

According to the Board of Trustees, the increase will allow the subsidy to be extended to families in the North Region, who will be able to receive up to R$65,000 when purchasing their own home with FGTS resources from 2026 onwards. In other regions, the maximum value of the benefit will remain at R$55,000.

Chaired by the Minister of Labor, Luiz Marinho, the meeting also approved the Fund’s multi-annual budgets for the period from 2027 to 2029. The forecast is R$144.5 billion for 2027, and R$139.5 billion for 2028 and 2029.

The measures are aligned with the federal government’s goals of expanding access to affordable housing and promoting priority programs such as Minha Casa, Minha Vida and the New Growth Acceleration Program (PAC).
