What are the districts with the greatest demand for new housing?

As of September of this year, 10 districts of Metropolitan Lima concentrated 81% of the total demand for housingreported the Association of Real Estate Companies of Peru (ASEI).

Among these districts, Jesús María, Cercado de Lima, Santiago de Surco, Miraflores, San Miguel, San Isidro, Lince, Pueblo Libre, La Victoria and Chorrillos stand out. There is a marked trend towards medium-scale apartments, which combine location, connectivity and services.

In this regard, the general manager of ASEI, Ana Cecilia Gálvez, stated that the market shows a clear preference for projects that optimize spaces and functionality. “In these districts, the homes offer mostly two-bedroom apartments, with total areas between 50 and 60 square meters, priced at S/7,071 per square meter on average,” he added.

“Three-bedroom apartments are also offered, with spaces between 60 and 70 square meters with a price of S/6,227 per square meter, as well as one-bedroom apartments of 40 and 50 square meters with a price of around S/8,506 per square meter,” he commented.

ASEI also revealed that there is a wide variety of average tickets in these districts, from S/346,000 in Chorrillos to S/672,000 in Miraflores, which reflects the diversity of options available for different market segments.

The union reported that from November 21 to 24, the nineteenth edition of the Nexo Inmobiliario fair will be held to promote formal housing.
