In October 2021, the indicator rose by 1.01%. The figures from the National System for Research on Civil Construction Costs and Indexes (Sinapi) were released today (10th) in Rio de Janeiro by the Brazilian Institute of Geography and Statistics (IBGE).

“We are capturing a pace of deceleration in relation to the period of the covid-19 pandemic, which has brought the index to levels closer to the pre-pandemic historical series”, justified Sinapi manager Augusto Oliveira.

Values

The national cost of construction, per square meter, reached R$ 1,675.46 in October. Of this amount, BRL 1,000.36 corresponds to materials and BRL 675.10 is for labor. In September, the cost had been R$ 1,669.19.

According to the manager, the materials, which had influenced the highs at the time of the pandemic, have now been the beacon of the slowdown in 2022. According to the survey, the share of materials rose 0.04%. The percentage is 0.49 pp lower than in September, the month that registered 0.53%. It is still 1.23 pp lower than in October 2021. At that time, the change was 1.27%.

The increase of 0.88% in the labor share in October meant an increase of 0.57 pp compared to the previous month, when it rose 0.31%, influenced by four collective bargaining agreements in the period. In relation to October of the previous year, the month that registered an increase of 0.64%, there was an increase of 0.24 percentage point.

According to the survey, in the year, materials accumulated 9.93% and labor, 11.70%. In the 12 months, the materials accumulated totaled 12.60% and 12.07% in labor.

Regions

Even with the negative index registered in Mato Grosso do Sul (-0.02), the Central-West Region had the highest regional variation in October (1.59%). The result was mainly influenced by the collective bargaining agreement signed in Mato Grosso. In the North Region, the indicator rose 1.46%, 0.25% in the Northeast and 0.27% in the South. In the Southeast, there was a drop of 0.03%.

Regional costs per square meter were BRL 1,678.09 in the North, BRL 1,560.37 in the Northeast, BRL 1,736.74 in the Southeast, BRL 1,750.43 in the South and BRL 1,709.83 in the Center- West.

“With the increase in the share of materials and the readjustment observed in the professional categories, Mato Grosso was the state with the highest monthly variation: 4.89%. Roraima (3.64%), Pará (2.55%) and Alagoas (2.64%) also had high rates, influenced by readjustments in the share of labor”, informed the IBGE.

What is Sinapi?

Created in 1969, the objective of Sinapi – prepared by the IBGE together with Caixa Econômica Federal – is the production of information on costs and indices in a systematic way and with national coverage, allowing the elaboration, evaluation of budgets and monitoring of costs .

“Sinapi’s statistics are essential for investment programming, especially for the public sector. Prices and costs help in the preparation, analysis and evaluation of budgets, while the indexes make it possible to update the amounts of expenses in contracts and budgets”, analyzed the IBGE.
