The state of the properties
In Paseo de la Reforma Extension, from the Conafrut bridge towards the commercial and corporate area of Santa Fe, you can see the construction works of the new headquarters of the Attorney General’s Office and the National Park of Justice.
In the so-called “Puerta Santa Fe” there are already properties and commercial premises such as a high-end motorcycle store, parking lots and gyms, which today look abandoned due to the seizure by federal authorities.
On the side of the Mexico-Toluca highway towards La Marquesa there is a Shell gas station and a convenience store that, in addition to remaining with cordon tape, the armed personnel of the FGR do not allow people to approach.
Between the gas station and the entrance to the tunnel that connects with Paseo de los Tamarindos there are approximately 1.2 kilometers of distance where there are at least three vacant lots that have insurance seals by the federal authority.
In this same section there are buildings of up to 15 floors that function as corporate offices and residences. Also projects that are under construction that offer luxury apartments with various amenities.
Each square meter of housing has an average price of 52,000 pesos in this area, according to data from Properties24placing itself among the 10% of the neighborhoods with the highest value in the Metropolitan Zone of the Valley of Mexico.
“We have not been given the order to stop the work, we are working normally, if there is a legal issue with this place, then that will have to be seen by the corresponding area,” said personnel from one of the constructions of the towers of departments.
Blum Residential Santa Fe (Paseo de la Reforma 489) is one of the complex of two 18-story towers with 382 apartments that is in the polygon. This complex was designed by Enrique Norten’s Ten Architects, which has projects for luxury residences in New York and Singapore. There, the apartments are offered from 3.7 to 8.9 million pesos and together their estimated value would be more than 2,400 million pesos.
The other residential complex is Yama Forests Santa Fe (Prolongation of Reform 799), where there are apartments from 37 square meters for 2.9 million each, in a 15-story tower, which combines residential with corporate use.
According to the PAN federal deputy, Jorge Triana, who has been working on the issue, it is Cosmocrat Santa Fea tower with 209 apartments on 20 floors where there are people living and each residence ranges from 3.1 to 5.5 million pesos, with an approximate value of 898.7 million pesos.
On the part of the FGR, it is pointed out that the owners should not worry about legal proceedings, since the institution will investigate those who committed a crime and who has invaded the properties owned by the Nation.
“In the event that the property or the property cannot be returned in its entirety, the national property laws themselves and other codes establish that whoever has committed that crime will have to pay damages, therefore the people who are occupying in good faith those assets, they have no action against them,” said the prosecutor in the case.
“Those who have committed the crime are the ones who will have to answer to the authority, and where appropriate, pay the damages they have caused to the Nation in the event that the property is no longer possible to recover (from the owners)” .
