In the city of Rosario, province of Santa Fe, the second skyscraper with more elevation of the Argentine Republic.
At 200 meters high, it will be only 35 meters from the building residential crowned as the highest in Argentina, the skyscraper Alvear Tower, located in Puerto Madero in the Autonomous City of Buenos Aires (CABA).
The news of building was communicated after the municipal authorities of Rosario, the private investment group, and the Casanova, Mattos, Salvatierra and Feser studio, signed the preliminary draft of Ordinance No. 8320 where the local government authorized the construction of a skyscraper facing the river in Puerto Norte.
Pablo Gagliardo, architect and creator of the project (director of one of the private companies that will invest in the development) highlighted: “it has a different and different profile for the city because it allows the creation of a public park of almost two hectares open to the public, outdoors and green. It is the only one on the river that will be developed for the use of all Rosario and that is integrated with the pedestrian accessibility on the waterfront”.
Diego Ferreyra, an expert in the real estate market, clarified that there are still steps to go before the construction begins: “It still remains to be dealt with by the Deliberative Council of the city of Rosario, since the project requires a modification of the ordinance that regulates the heights of the city. Yes, it was approved by the Planning Secretariat of the Municipality.
It is foreseen from the Master Plan that 90% of the land where the building will be built will be open to the public.
Skyscraper Characteristics
The skyscraper It will have 60 floors, the first 20 of these will be used for corporate offices and the remaining 40 for apartments and housing units of different volumes, between two and five rooms. In turn, it will have 4 basement garages with capacity for 750 cars.
On the ground floor there will be commercial premises. In addition, it will have a forested park with native species that will be for the city and among other minor details they will place a park with juices and aerobic stations.
Construction will take five years and will require an investment of 130 million dollars.
