Inflation hits the payment of condominium fees

In a context of rising prices in general and with lack of water in different cities of the countrymaintenance fees in residential buildings have risen with an impact on the pockets of its inhabitants.

According to the Happy Community management tool, currently the maintenance fees already report increases of about 11%, derived from the increase in the prices of electricity, gas and even for a higher cost to have available water.

This increase was observed between the maintenance fees paid and that were registered during the first quarter of 2021, against the amounts of the first three months of this year, in buildings in the Valley of Mexico area.

Thus, the results indicated that comparing data from CDMX (Mexico City) with those of Metepec, on average, in the first quarter of 2021, 818 pesos and 47 cents were paid, while in 2022 909 pesos and 91 cents were paid, which shows a difference of 11.17% “, according to the information released. by Happy Community.

Rising prices hit housing

In the first fortnight of August, the country’s annual inflation was placed at 8.62% and only in the first 15 days of the month, the prices of services increased 0.22%, according to information published by the National Institute of Statistics and Geography.

In this scenario, Enrique Gómez, commercial director of Happy Community, explained that the current level of inflation, coupled with the increase in prices reported at the end of last year, outline a panorama of more expensive housing services.

“Inflation and lack of water —which has forced administrators to invest up to 27,000 pesos per month in the contracting of pipes— are two of the factors that have had the greatest impact on the increase in the prices of ordinary maintenance fees, which cover all expenses for proper operation. of the building”, detailed the representative of the digital administration tool.

Water, a precious commodity

Added to the pressure that the prices of services register and inputs in general, Happy Community considered that the lack of water registered in the main cities of the country is an element that adds pressure to the management and administration of residential buildings.

“The lack of water is another of the recurring news, because the level of water storage of the Cutzamala System, which supplies both Mexico City and the State of Mexico, remains the lowest in at least two decades,” said the commercial director.

Under these conditions, the company considers the incorporation of digital tools for building administration opportune, since in this way it is possible to make transparent and keep track of the maintenance fees between the condominiums.
