For a few years, the prices of households have risen substantially in the districts of Lima Top and Lima Moderna, it is becoming increasingly difficult to acquire a property and this leads to the trend in rents, which generates, on the one hand, the rise in their prices .
Along these lines, there is a need for owners to seek apartment management professionals so that, on behalf of the owner, they are calm to resolve all kinds of problems during the rental contract.
The general manager and New Business of Assetplan Peru, Cristián Riesco, explains that, at present, the trend with the greatest demand in the types of departments are the small ones.
“Every time smaller spaces are being built in Lima Top and Lima Moderna. According to our data in Peru and Chile, they are the smallest apartments, with one and two bedrooms, in well-located areas, well connected with public transport and services around them. Both for the world of investors who buy in order to rent, and for the tenants themselves”, Riesco stated.
The characteristics of this trend according to official data are:
- Households are becoming smaller in number of people, in Peru it went from four in 2007 to 3.4 in 2017 of people per household.
- Living in a very large space is very expensive to maintain and sometimes unnecessary.
- The pressure to live in the city is strong, which is why land becomes more expensive and real estate developments, in order to be profitable, push towards better optimized spaces to be able to meet this demand for living in central, well-located places with services around them. .

Regarding the Peruvian traditional rental market, the executive stated that Assetplan’s goal in Peru is to reach 1,500 managed units by 2023.
