Trends to acquire a property constantly change. According to the Association of Real Estate Companies of Peru (ASEI), 23.9% of housing sold in Metropolitan Lima in 2024 they only had a bedroom.
In this regard, the general manager of ASEI, Ana Cecilia Gálvez, said that eight years ago these properties represented only 10% of sales. This increase, he said, responds to the fact that there is a demand from young people and people looking for departments closer to their work.
“This tells us that the average client is younger, or is a person who wants to approach his work center, lives very far with his parents and works in San Isidro and Miraflores,” he said.
However, these types of homes are not the most demand. According to the guild, in 2024 38.1% of the real estate sold three bedrooms because in the country “the person will only buy a house in his life.”
As for the average sales ticket, the ASEI representative indicated that it is in S/447,590, while the average total areas amounts to 65.4 square meters (M2). This last figure has been reduced since the 76 m2 observed in 2020.
The average price, on the other hand, was located last year at approximately S/6,928 the M2. However, in Lima Top the amount amounted to S/8,578, while in Lima Norte only S/3,497.

Informal housing
The General Manager of the ASEI warned that the informal housing market is still present. In that sense, he pointed out that a person who today buys this type of land takes an average of 20 years to have the water service.

According to an estimate of the guild, what is needed is to quadruple the construction of formal housing to 190,000 per year to meet the demand and close the gap of households without real estate in a decade. Currently the average production is 49,000 units.
In this regard, Ana Cecilia Gálvez recalled that in the country S/1,500 million will be allocated for real estate subsidies, however, he said that in Chile US $ 4,400 million is allocated for this same purpose.
“In Agua, S/15,500 million was invested between 2019 and 2023 to close the gap, but this gap grew 16%,” he explained and commented that this increase is due to invasions.
